Skylights & rooflights in Wellesbourne

Growing Wellesbourne, one finished rooflight at a time.

Since the 1960s Wellesbourne has grown well beyond its two old villages, and its newer homes are the ones now asking for brighter kitchens, better glazing and usable lofts.

Two villages split by the Dene, and the growth since

Wellesbourne is a large village in the civil parish of Wellesbourne and Walton, 18.2 road miles and 26 minutes by road from central Coventry, heading south. It sits on the A429, around seven miles south of Warwick and five miles east of Stratford-upon-Avon. The 2021 census put the parish at 7,283 people, a significant rise from 5,849 in 2011, which tells you a good deal about the houses: a large share of the village was built recently enough to have been designed for a different way of living from the one its owners follow now.

The village has older layers too. It was recorded in the Domesday Book as Waleborne, it was once two villages, Wellesbourne Mountford and Wellesbourne Hastings, divided by the River Dene, and a thatched building from 1640 became a pub in 1830. But since the 1960s new housing developments have meant that Wellesbourne has grown significantly, and it is that growth that shapes most of what we are asked about today.

Newer estate houses tend to share certain traits. Roofs are pitched, covered in concrete tiles and framed with factory trusses. Loft spaces are generous but filled with the struts of those trusses. Back extensions, where they exist, often have a flat or low-pitch roof built later by the owner. Kitchens are open-plan, dining spaces sit on the garden side, and the middle of the room can feel dim whatever the size of the patio doors.

That is where rooflights come in. A flat glass rooflight or a lantern over the kitchen-diner puts daylight where the walls cannot. A roof window in the loft turns a storage space into a bedroom or office. A sun tunnel can brighten a landing or bathroom with no window at all.

Many of the glazed units fitted when these houses were built are now old enough to have misted or failed. Replacing them is a short job, and the opening can often be improved at the same time.

A free survey comes first, and a fixed written quote lands in your hands before any date is booked.

One thing worth knowing about a fast-growing village is that neighbouring houses often look alike from the road yet differ behind. One owner has extended the back, the next has converted the loft, a third has done neither. We take each house as it stands on the day, not as the street suggests it should be.

Brighter kitchen-diners, trussed lofts and draughty units

Newer homes in Wellesbourne share a few common needs: a brighter open-plan room, glazing that holds its warmth, and a loft that can be used. The lines below show which unit we would suggest first for each.

  • Flat roof rooflightsA flat glass rooflight over a rear extension or kitchen-diner brings daylight into the middle of an open-plan room.
  • Roof windowsA boarded loft under a trussed roof can take a roof window sized to fit between the trusses.
  • Energy efficient rooflightsWhere an older unit is draughty or cold to the touch, an energy efficient rooflight is a good upgrade.
  • Misted rooflight replacementSealed units fitted when a house was new often mist with age and can be replaced in the same opening.

Newer estates, a 1640 thatched building and consent

Planning in Wellesbourne sits with Stratford-on-Avon District Council. For a good many newer homes a rooflight is a simple matter, but some estates come with conditions or an Article 4 direction that alter the picture, and only the council can say. Your street is checked for both before a quote is written, and the findings come to you on paper.

Older corners of the village, the thatched building of 1640 for one, may be listed or otherwise protected, and listed building consent has to be in place before work starts. Wellesbourne was once two villages split by the River Dene, and its parts differ in character, so if you are unsure how your home is classed, send the address by WhatsApp and we will look it up before visiting. Notifiable work is passed to Building Control by us. Our rooflight planning guide collects the national rules in one place.

01 Newer homes, kitchen-diners and upgraded glazing

Open-plan rooms from the estates, and the glass that has not kept up with them.

On the roof

When a house is built to a standard plan, its single-storey additions often follow a standard pattern too. A flat or low-pitch roof is built over the back of the house, with a plastic dome or a basic fixed unit set into it as the rooflight. Years later, that dome is cloudy, scratched or leaking at the edge, and the room below is no brighter than it ever was.

Replacing it is a matter of taking out the old unit and kerb, checking the deck, building a fresh insulated upstand and setting a flat glass unit on it. The covering is brought up to the upstand and sealed so water runs away from the glass. If the deck is soft or ponding, we say so at the survey and put the remedy in the quote, instead of leaving you to discover it later.

There is also the choice of glass. A modern energy efficient unit has better insulating glass, a warm edge and a frame designed to limit cold spots. In a kitchen-diner where the glass is overhead for most of the day, that makes a visible difference to comfort in winter and summer.

Where the existing opening is small, we can enlarge it, provided the structure allows, so that the new unit is a real change and not a like-for-like swap.

On some houses, the extension roof also carries a boiler flue, a vent pipe or a soil stack close to the old rooflight. We note each one at the survey and place the new unit so the pipework is left clear, with any necessary work to a flashing included in the written quote.

In the room

Under the old dome there is usually a narrow shaft in the ceiling, square and boxy, with a hard shadow line. Once the new unit is on the roof, we open the ceiling to a bigger shape where the joists allow, line it with insulated board and splay the reveal so it widens towards the room. The daylight spreads across the ceiling instead of dropping down in a bright patch.

The plastering is part of the work. We skim the reveal, make good the ceiling edge and leave it ready for paint. A kitchen-diner is a busy room, so we protect worktops, floors and furniture with dust sheets, and the room is clean when we leave.

If there are spotlights near the opening, or you would like new ones, we leave a route for the cable before the plastering goes on. It is a small decision that saves a cut into a finished ceiling later.

A room often feels larger afterwards. It is the same floor area, but a bright ceiling makes the walls feel further away.

Think about the way you use the room before choosing the shape of the reveal. If the dining table sits under the opening, a wide splay brings light across it from above. If the worktop is under it, a more upright reveal keeps glare off the surface. We sketch the options on the ceiling with chalk so you can see them before anything is cut.

A tired dome is the best excuse to widen the opening and pick better glass.

02 Lofts in the newer estates

Trussed roofs, boarded storage and the bedroom they could become.

On the roof

Two flat rooflights on the single-storey extension of a brick terrace

The roof above a newer Wellesbourne house is usually made of trusses, lightweight timber frames spaced evenly along the house and designed to carry the roof as a whole. Because each truss shares the load, one cannot be cut without consequence. A roof window therefore has to fit between two trusses, or the load must be redistributed by a designed arrangement before any timber is removed.

Most standard roof windows are made to suit rafters at conventional centres, and the gap between trusses is often just wide enough. We check the spacing in the loft, choose a size that fits, and fix the frame to new timbers that tie into the trusses on either side. Tiles are lifted, the flashing set, and the covering relaid so the window sits neatly in the slope.

If you want a larger opening, or two windows side by side, we explain what that means for the structure and what extra work, if any, should be priced. It is better to hear that at the survey than halfway through the job.

VELUX windows suit this kind of roof well, and we can fit a VELUX window or another make, depending on the size and the look you want.

Once the window is in, the loft roof is weathered and finished for the long term. The felt or membrane is lapped to the frame, battens are renewed where needed and the flashing is dressed down over the tiles. Every one of those details is part of the installation, not an extra.

In the room

Inside, a loft is a different room once it has daylight. A bedroom or office under a sloping ceiling gains openness from a window with a splayed reveal. The reveal is faced in insulated board, skimmed to match the walls and left ready for paint.

Access matters in a loft. A ladder, stairs and a narrow hatch all affect how materials get to the room, so we plan the job around them. In the best case the floor is already boarded and the walls are lined; in a rawer space we take extra care with dust.

If the loft is not yet a living space, a rooflight is often the first step in making it one, and we are glad to tell you what else is worth knowing at the survey, such as the ceiling height, the stairs and the routes for any cables.

If you plan an en-suite or a built-in wardrobe in the loft, tell us before we choose the position. A window over a wardrobe wastes its light, while one above the middle of the room does the most good. Small changes of a hand's width on the roof make a visible difference to how the finished room works.

Where an electric opening rooflight is chosen for a loft that gets warm in summer, we plan the power supply and the controls in the same visit. A rain sensor can close the panel if a shower arrives while you are out.

Trusses share the load, so the opening is planned before a tile is lifted.

The short version

A roof window that fits between trusses is the simplest way to make a loft a real room.

Cloudy domes, trussed lofts and the drive to Wellesbourne

The dome on our extension roof has gone cloudy. What are our options?

You can replace it with a flat glass unit sitting on a freshly built insulated upstand, often with a larger opening and a splayed, plastered reveal inside. We survey the deck first, because a poor roof under a new unit would spoil it. The quote covers the rooflight, any work to the roof around it and the finish in the room, so you know the full figure beforehand.

Can a trussed loft roof take a roof window?

Yes, in most cases, as long as the opening is planned around the trusses. We measure the spacing from inside the loft and choose a unit that fits between two of them, or explain what strengthening would be needed for something wider. Either way you receive the answer, with a size and a price, in a fixed written quote before any work starts.
