Skylight and rooflight prices explained

Every roof and every room is different, so we price each job after a free survey. Here is what moves the figure, and what is always included.

What is always in the price

Our written quote covers both halves of the job: the rooflight and its weathering on the roof, and the reveal and making good inside. You will not find the plastering listed as an extra after the event.

  • The rooflight or roof window itself, to the size and glass agreed
  • Opening up, trimming and the upstand or flashing kit
  • Weathering the roof covering to the new unit
  • Lining, splaying where the roof allows, plastering and making good
  • The Building Control notification where the work is notifiable
  • Taking away the old unit and our waste

What moves the price

FactorWhy it matters
Size and typeA small flat rooflight and a large roof lantern are different jobs, with different frames, glass and lifting.
GlassTriple glazing, solar control and self-cleaning coatings each add to the unit cost.
Opening typeFixed units cost least; manual opening and electric units with rain sensors cost more.
New or replacementA new opening means trimming the structure; a like-for-like replacement often does not.
Roof build-upA deep, insulated roof gives a deeper reveal to line and plaster, and room to splay it.
AccessScaffold or a tower is needed on some roofs and not others.
